Condo living, a maintenance free lifestyle!
Condo living has grown here, with most condo communities feature community pools, so those of us that live here year round can enjoy the cool pool in the summer without having to take care of it every day! In a condo, you only own the “airspace” between your outside walls and the floor and ceiling. which means that you can enjoy your unit, do almost anything to the inside that you wish, but the outside maintenance, the roof, and the grounds are all taken care of for you by the Home Owners Association (HOA). The HOA charges each of the owners a fee to cover those maintenance and operating costs. Each community has its own rules, called CC and R’s, so before buying a certain condo, you will want to read those first to make sure you are comfortable with those and find out about the financial health of the Home Owners Association, and how much reserve it has.
When you buy a condo, the HOA must provide you with copies of the documents and you have 5 days from receiving them to either ok them, or tell your Realtor you can’t live with those rules.
All condo buildings are not alike. Some allow pets, some do not, and others put restrictions on them. Some condo developments were built as apartments without the greatest sound walls, others were built with materials like concrete between floors and block between units to keep the units quiet. Please check with your Realtor before buying if any of these items are important to you.
