Selling Your Home - What choices do I have?

Today you have choices when selling your home.

  • iBuyers, that is companies that offer to purchase your home and move you locally (Opendoor, OfferPad, Zillow), they accounted for only 3% of May 2018 home purchases.
  • Sell your home the traditional way with a Real Estate Broker (with us).  In May 2018 97% of the home purchases in Maricopa County were done in this manner.
  • We can purchase your home, see bottom of this page for details.

Please note, if you go with the iBuyers purchasing your home, you will NOT get top dollar for your home (figure 10% to 17% less).  If we purchase your home, it will be a fair offer, but chances are it will not be top dollar either.  The traditional way of listing and marketing your home in this market is still best for getting you top dollar for your home.

Price, get it right!

Depending on your homes location, its curb appeal, its features, how you have maintained it, and what you have upgraded, will help determine its value to buyers.

Now comes the tricky part, if you price it way too high you will not get quality "ready, willing, and able" buyers and it will add days on market which could turn of prospective buyers.  It you price it too low you risk leaving money on the table, and if its a luxury home, you will risk killing its “luxury appeal.”

Marketing

It does no good to put a home up for sale if nobody sees it!  That is where marketing comes in.

Most homes are found via the internet these days, so images and or videos are your first impression, make them pop!  Clean up the clutter first however, buyers don't want to see it!  Consider video, it usually gets more views!

Keep that home clutter free and looking like a model home, buyers cannot see past the clutter most of the time.

Social media marketing is important as well these days.  Get it out there!

Timing

Timing is important, is this a hot market sellers market or are the buyers in control?  Are there new homes being built that might compete with your home, what is the availability of mortgages and the interest rate?  These are all items to consider in the timing area.  Also, in our market, the "selling" season goes from Jan to May, and summer slows with the heat.  But in 2018 there are about 222 people moving to Maricopa County each day, they need a place to live!

Experience Counts

Ask your Realtor how long they have had their license.  The years of experience is a valuable teacher.  There are potential pit-falls in each transaction, you want someone with experience.
